The money

Rent, fees and the record of both

  • Online rent. Bank transfer or card, through Stripe, into your own account. Autopay for tenants who want it.
  • Rent that posts itself. On the due date, to every occupied door, without anyone remembering.
  • Late fees that follow the law. Posted only when the state allows, never above the cap. Texas rules are built in today.
  • Every payment logged. Venmo, Zelle, Cash App and cheques recorded against the same door, so the record is complete.
  • A record that is never edited. Mistakes are reversed with an offsetting entry, dated. The original stays. Balances are always summed from entries.
  • Financial reports. By door, by property, by owner, by month. Printable, and what is printed is what was kept.

The condition

Photos, repairs and the deposit

  • Move-in and move-out photos. Guided room by room on a phone, so nothing is skipped. Both parties sign each set.
  • Paired, wall for wall. The move-out photo sits beside its move-in twin. The difference is the evidence.
  • Deposit statements. Drafted from the pairs, itemized with the photos attached, on the clock the state sets.
  • Repair requests. From the tenant, with photos. Assigned to a vendor, quoted, scheduled and paid on the same file.
  • Vendors. A portal of their own on Portfolio and up: the job, the photos, the quote, the invoice.

The paper

Leases, documents and who sees what

  • Leases signed online. An emailed link, both parties sign by typing their name, and the signing record stays on the lease. Unlimited.
  • Documents by role. Owners, staff and tenants each see what they are entitled to. Files are served by the app after a check, never by a public link.
  • Reminders and announcements. Rent coming due, a lease ending, a water shut-off on Tuesday. To one door or a whole building.
  • Owner statements. A monthly statement per owner on Portfolio and up, built from the same record you see.
  • Tenant messaging. Kept with the file, so the conversation about the dishwasher is next to the invoice for the dishwasher.
